Demand for rental housing in Portugal has surged

Demand for rental housing in Portugal continues to grow significantly faster than interest in home purchases. According to data from property platform Imovirtual, the number of rental-related searches increased by 256% between February and April 2026 compared with the same period a year earlier.

The reason is fairly straightforward: for many families, buying a home is becoming increasingly difficult, leaving renting as the most accessible option. As a result, pressure on the rental market continues to intensify.

Lisbon and Porto remain the most sought-after locations, but renters are gradually expanding the geography of their searches. Among Portugal’s major districts, Braga stands out for increasing its share of total rental inquiries.

Interest in Cascais has risen particularly sharply, with searches there up nearly 382%. Strong growth has also been recorded in Matosinhos and Coimbra. More remote municipalities are increasingly attracting attention as well, offering a more favorable balance of affordability, location and quality of life. These include Benavente, Cinfães, Sobral de Monte Agraço, Lourinhã, Pombal, Vila Nova de Famalicão, Montijo and Évora.

Many of these areas lie outside Portugal’s traditionally hottest housing markets but offer more affordable rents, good transport connections or a family-friendly environment. The trend suggests that a growing number of renters are willing to look farther from major urban centers if it allows them to reduce housing costs and secure more living space for the same budget.

Two-bedroom apartments remain the most sought-after property type, accounting for nearly 20% of all searches. However, four-bedroom apartments posted the strongest growth, with demand rising by 417%. In effect, more families are opting to rent larger homes rather than buy, as persistently high property prices continue to make homeownership less attainable.
